
BMRDA Plan Sanction
The Bengaluru Metropolitan Region (BMR) is a statutory authority established on February 1, 1986, under the provisions of the Bengaluru Metropolitan Region Development Authority Act 1985. Its purpose is to plan, coordinate, and supervise the proper and orderly development of the areas within the BMR. The BMR includes Bengaluru Urban District, Bengaluru Rural District, and Ramanagaram District, with a total area of about 8005 sq. km. Within the BMR, the following authorities are constituted for the respective local planning areas.
Function of the Planning Authority
The Planning Authority functions in accordance with the provisions of the Karnataka Town and Country Planning (KTCP) Act of 1961. As per the Act, the Authorities provide technical opinions for the conversion of agricultural lands, grant approval for the development of layouts and Development Plans, and issue Commencement Certificates for the construction of buildings.

The main functions of the Planning Authorities are:

To plan for orderly development and control in land use under the Karnataka Town & Country Planning Act, 1961, the Planning Authority has the following duties:

Preparation of existing land use plans, including a base map of the Local Planning Area, as per the provisions of Section (5) of the Karnataka Town & Country Planning Act, 1961.

Preparation of the Master Plan for the Local Planning Area, in accordance with the provisions of Section (5) to (13) of the Karnataka Town & Country Planning Act, 1961, and obtaining government approval.

Granting permission for layout/building/development, change of land use, conversion opinion, bifurcation & sub-division of sites, as per the provisions of the approved Master Plan & Zonal Regulations under Section (14) to (18) of the Karnataka Town & Country Planning Act, 1961.

Preparation and implementation of Town Planning Schemes in connection with the implementation of the Master Plan of the Local Planning Area, as per the provisions of Section (26) to (68) of the Karnataka Town & Country Planning Act, 1961.

Maintenance of funds of the Planning Authority, budget, accounts, and audit, and preparation of the Annual Report, in accordance with the provisions of the Karnataka Town & Country Planning Act, 1961.

Undertaking lake development works and other development activities using the funds available to the Planning Authority.
